Meet & Greet
Sit down with our team to explore the possibilities for your future home. Our floor plans are just a starting point that we can customize to fit your vision and style. We will use our expert insight and guidance to show how your ideas can come to life.
Deposit
If you’d like to continue moving forward, a $5,000 deposit is required. At this step, we will also confirm you are pre-approved for a construction loan to build a new home.
Architectural Review
Reconnect with our team to review your floor plan and customizations in more detail. We will ensure we understand your preferences, layout, budget, and plan for your specific enhancements to design a home that is uniquely yours.
Custom Proposal
We will go through the final floor plan and standards, including elevation and exterior, customizations, as well as additional costs. You will have the opportunity to review this and make modifications before officially signing your contract.
Purchase Contract
Your purchase contract will provide a comprehensive overview of all the essential details for building your dream home. It will clearly outline the final purchase price, completion timeline, and responsibilities of both you and Flaherty, ensuring everyone is on the same page. Plus, it will cover important aspects like payment schedules, warranty information, and any special requests you may have, giving you peace of mind every step of the way.
Selections
Meet our design team! When you build with Flaherty, you get to pick your finishes to ensure your style is reflected in every corner of your home. Visit our main office to explore our selection room and some of the various options for cabinets, countertops, paint colors, and more. You will have a dedicated, in-house professional designer assisting you every step of the way.
Begin Construction
Construction for your new home has started! As we build, you will have at least two opportunities to tour your home before moving in!
Walkthrough #1: Pre Dry wall
Take a step into your home for the first time! We will walk you through to show how construction is coming along prior to insulation. This will be the time to verify that all mechanicals are in the proper location and make final requests on outlets, can lights, etc.
Walkthrough #2: Pre-Closing Punchlist
We want your home to be perfect, so this is your chance to make sure everything correct. You will walk through the home with our builder and make note of any final changes before closing.
Final Walkthrough
You will take your last walk through the home with our builder before calling it “home.” Your official closing will follow.
